The California Purchase Contract specifically allows a buyer to fully inspect any property they intend to purchase. PIG provides this service, and a full inspection and documented inspection report can be completed for you within 24 hours. We also provide great inspections for Sellers. This is also known as a Pre-listing Inspecton. These inspections give the seller the opportunity to make needed repairs at their own pace and cost. Buying a home is exciting, and probably the biggest purchase you will ever make. A home inspection is the best tool when it comes to making sure you are comfortable making the purchase. The inspection will reveal any defects in the home that the buyer should be concerned about.
The home inspector will check the property for safety hazards and health concerns. He will note the positives and the negatives, and also point out any areas that may need further evaluation by a specialized technician.
An inspection includes structural elements such as the roof, foundation, walls, windows, doors, basement or crawlspace, and attic. Electrical, plumbing, heating and cooling systems are also part of a home inspection.
Remember that one of the benefits of hiring a professional inspector is to get an un-bias report that you can show to the seller. With this report, the seller may agree to have some of the issues fixed, or may lower the selling price

Commercial

Commercial property and building inspections (also known as Property Condition Assessments or PCA’s) are important for Buyers seeking to know the condition of a property or real estate they may be purchasing, leasing, or simply maintaining. Property Inspection Group (PIG)  follows industry accepted guidelines of  ASTM (American Society for Testing and Materials) E2018. These commercial inspection standards help both the commercial building inspector and the client to understand the scope agreed to for the inspection including the systems or areas to be inspected, and is used as a guide to develop said scopes and procedures. 

Warranty

The majority of new home builders provide homeowners with a 12-month Builder’s Warranty. Ordering an inspection before the warranty expires gives the homeowner a professionally-prepared report to go over with the builder to address possible issues.

Construction

Construction Draw Inspections are conducted  during the construction process to determine the percentage of completion at various stages of the construction process.
PIG also performs inspections of homes upon the completion of construction.  This protects the buyer by identifying any deficiencies which can be corrected prior to taking possession of the new home.

Tenant

Before signing a lease, it’s imperative to reduce your liability by arranging a Tenant Inspection. The most typical commercial leases in Southern California are triple net leases. In addition to rent and utilities, a triple net lease transfers the responsibilities of building insurance, maintenance work, and property repairs to the lessee. This makes the tenant responsible for covering the cost of any repairs the building needs during the time of and at the end of the lease. We will inform you of any current problems, and future ones so you can negotiate the terms in your lease.

A seller’s inspection, called a pre-listing inspection,  gives the seller an opportunity to identify and repair any major problems with their home before they list it. This can help the seller substantiate a higher asking price, as well as ward off a long process of back-and-forth negotiating or potential derail of sale later when the buyer has their own inspection completed.

Having a pre-listing inspection and completing repairs ahead of time can be very cost-effective!  When a buyer is eventually found, they will obtain their own home inspection and then give the seller a copy of the inspection report, indicating which repairs are to be made, or stipulating a dollar amount to be credited in lieu of repairs. You may only have a few days to decide whether to make the repairs or adjust the sale price appropriately. This dollar amount will almost always be quite a bit more than the cost of you taking care of the issues early with the pre-listing inspection.
